The La Cire Wax Museum Condos project has recently transformed a New Orleans icon of old into a new, multi-family luxury residential building.  The 22,000 SF building will grow to approximately 41,000 square feet with the requisite renovation and two multi-level structural additions to this historic commercial building.  Broadmoor had the opportunity to perform the design and construction of this project, reviving the building building that has been out of commission since Hurricane Katrina.  The historic building from 1900’s  located in the heart of the French Quarter now consists of sixteen (16) high-end, luxury-condominiums, a courtyard featuring a water wall installation, and a rooftop pool.  The renovation included the complete removal of all interior elements and the roof while leaving the exterior party walls.  Broadmoor provided BIM Modeling on all building components in order to properly plan and execute the project.

The Tremé Lafitte Public Housing Development is a 27.5 acre parcel of land, redeveloped in the historic Tremé/ Lafitte neighborhood of New Orleans.  After Hurricane Katrina left the property mostly abandoned in late 2005, the City of New Orleans began to take a larger look at the state of their public housing.  This evaluation and master planning effort eventually led to a city wide overhaul of this type of facility to better serve residents.  L+M Development Partners, a New York based firm, was selected to operate and oversee the redevelopment of the Lafitte site.  The plan called for the creation of 900 subsidized rental homes/ apartments and 600 for-sale homes.  This type of development blurred the edges of a once isolated area, creating a more unified neighborhood.

Broadmoor, in a joint venture with Milton J. Womack, has provided approximately $85.6 million in construction contract value to the Tremé Lafitte Redevelopment Plan under five individually negotiated contracts.  This housing, built in the traditional New Orleans vernacular of classic wood-framing, now exists in far greater sync with the surrounding neighborhoods, allowing the residents to live a far more inclusive lifestyle alongside their neighbors.  The Broadmoor-Womack team helped the owner to realize the available tax incentives for all phases of the development.
