The Challenge:

Broadmoor is currently constructing Copeland’s Wharfhouse, a New Orleans restaurant on Spanish Plaza at Riverwalk on track to completion in 2021. This project consists of the demolition of an existing structure as well as new construction of a restaurant. Throughout this project, our team has utilized some of our most advanced BIM technologies to provide value engineering solutions for its completion in 2021.

Broadmoor is currently constructing the Virgin Hotel of New Orleans on track to completion in May of 2021. This Design-Build project consists of a 14-story new construction hotel, multiple public spaces, outdoor terraces, and a back-of-house office buildout for the hotel staff. This 160,000 square foot project is on the corner of Baronne Street and Lafayette Street, and requires careful consideration of site logistics. With successful preconstruction planning, Broadmoor has been able to successfully coordinate the erection of the project tower crane, elevated deck concrete pours, and large material deliveries, which can be complex tasks when dealing with tight site parameters.

Broadmoor had the honor of completing eleven (11) food and beverage venues for the new Terminal-C of the New Orleans International Airport. Most of the restaurants were local brands like Leah’s Kitchen, Angelo Brocato’s, Folse Market, Dook’s Burgers, MoPho, PJ’s Coffee, Bar Sazerac, Heritage Bar, and Midway Pizza, welcoming travelers with a taste of New Orleans. We also worked with national brands like Chick-fil-A, Ye Olde College Inn, and City Greens featuring high-end specialty finishes.

In October 2019, Broadmoor completed the renovations to the Westin Hotel New Orleans Guestrooms, Suites, and Public Spaces. Public space renovations included meeting rooms, hotel lobby bar, and restaurant. The guestroom and corridor renovation scopes included removal and replacement of all flooring (both carpet and tiling in bathrooms), new floor base, replacement of wallcovering, and paint throughout. Our team has worked closely with hotel management staff to ensure there were minimal disruptions to guest experience and met all previously agreed to schedule and turnover sequencing.

Broadmoor led the renovation of this storied building conversion in a joint venture with Palmisano Contractors. Its transformation to the hip Ace Hotel lands another attractive venue for downtown New Orleans. Located at 600 Carondelet Street, the original nine-story historical building included restoration of a beautiful Art Deco stone façade at 616 Carondelet Street. The Ace Hotel now provides a sophisticated hospitality venue, centrally located one block from Lafayette Square and historic Gallier Hall. Formerly a furniture store, the 100-year-old art deco high-rise required much more vertical access to accommodate a hotel.  

The Broadmoor/Palmisano team provided the substantial structural renovations to accommodate three new passenger elevators and one new service elevator. These vertical access additions required creation of two new shafts for four elevators, with the requisite code and envelope upgrades. This expansion featured the construction of a new four-story building on an adjacent lot with a new three-level enclosed corridor connecting the historic to the new building.  The historic section required complete window replacement, demolition of previous interiors build-out, and the creation of a pool deck on the roof. The new hotel features stylish restaurants, dining room and bars, multiple meeting spaces, and the new roof top pool and cabana. An open courtyard and green roof is a feature of the new building, creating both a hip and historical ambiance for guests.

Broadmoor helped New Orleans City Park expand its golf course to provide a broader capability to host major sporting events. Part of transforming the City Park Golf Course into a PGA-worthy 18-hole operation includes a new clubhouse, designed and constructed by Broadmoor to accommodate the increase in activity. The Acadian-style, wood framed architecture reflects the architectural vernacular of our subtropical culture. This project provides the course with approximately 13,500 square feet of new construction. Clubhouse Operations include 10,500 square feet of interior spaces, while the rest is composed of deep covered porches. The building houses the administrative offices, restrooms, pro shop, restaurant, meeting room, board room, and commercial kitchen.

Located on a prime corner of the famed-Jackson Square in the New Orleans French Quarter, the Le Petit Theater is a treasured facility within the performing arts community.  Originally purchased by the community theater troupe in 1922, the building is a masonry structure protected by the city’s Vieux Carre commission.  After significant ownership and leadership transitions in 2010, it was determined that the facility would be converted into a joint restaurant and theater facility – creating an expanded theater-going experience and new revenue stream for the facility.

Broadmoor was selected as the Design-Build Contractor, and was tasked with managing the challenging design and construction process of fitting of a full service fine dining restaurant and community theater into an existing three-story, 25,000 square foot space.

Due to the building’s central French Quarter context and historic significance, our team was mindful of preserving the integrity of the exterior while transforming the interior into the owners’ vision. Though the theatre and restaurant renovations were a challenge through both the design and construction phases, the project brought to life the important reinvention of a cherished French Quarter community center, and we are proud to have been a part of returning Le Petit to full operations for the City and its guests.
